Sponda’s full-service office building will delight its customers with a new lobby service concept and Italian cuisine. ‘Our mission is that when people leave this building, they feel more refreshed than when they arrived,’ says Ilkka Tani, Sponda’s Key Account Manager.
Imagine that someone at your workplace would welcome your guests, organise your customer events, and introduce new employees to the house rules. And sort your mail, deliver your parcels and take care of your bicycle’s annual maintenance as well as car washes and tyre changes for you. And that during your lunch break, you could stop by a restaurant run by a top chef, get a massage or take a free group exercise class.
The new restaurant brings Italy on a plate
All of these wishes can soon be fulfilled at Fabian 21, owned by Sponda. Located in Helsinki’s hottest business district, the office building has already provided tenant companies with exceptionally high-quality meeting, event, restaurant, catering and sports services. Starting from the autumn of 2023, the users of the building will be able to enjoy the services of the event centre Bank and the Elixia gym, as well as the new restaurant service by the Olo Collection and more personal lobby services.
Developed under the leadership of star restaurateur Pekka Terävä, Ristorante Scolare, which will open on the first floor of the building, is an unpretentious, low-threshold restaurant that charms guests with authentic Italian flavours and offers the users of the building a new communal meeting place. The core of the Banco Vini wine bar is built around Italian wines and interesting antipasti.
‘We loved the location of the Fabian 21 and the facilities that fit our concept. As a responsible lessor, Sponda also influenced our choice of premises. We serve both lunches and dinners and also serve the companies of the house according to their individual needs,’ says Pekka Terävä, Creative Leader & Partner at Olo Collection Oy.
Help to combine everyday life and work
The aim of the new lobby service concept is to make the everyday life of tenants easier and more hassle-free. A wide range of services related to well-being at work and leisure are available, from which companies can tailor their own individual service packages.
From the lobby, you can order hosting, mail processing, laundry, food delivery, tyre change or bicycle repair services, for example. Assistance is also available for organising events, transport and accommodation needs.
‘Fabian 21 is aimed at companies that want to offer their customers and stakeholders the best possible service and well-being at work. The tenants have access to renewed work, meeting and social facilities, exceptionally versatile restaurant and sports services, individual lobby services and an inspiring environment close to the sea and a park,’ says Ilkka Tani from Sponda.
Visitors to the building will also be proactively served.
‘Even the smallest things can leave a positive impression. We can help people find a parking space, personally escort the guest or hand them an umbrella when they leave,’ says Tani by way of example.
Lunchtime exercise & events
The diverse event, restaurant, catering and sports services at the premises are provided by the event centre Bank and the sports centre Elixia. Bank’s lunch buffet, served in a historical 1950s banking milieu, is also open to the public.
Approximately 3,500 square meters event spaces include 20 different meeting rooms, as well as a full-service auditorium that quickly transforms into a streaming studio or an experiential event space.
The first sports centre in Kaartinkaupunki, Elixia gets the building’s people moving. You can visit the gym, attend group classes or train with your personal trainer before work, during your lunch break or after work. The premises also have a comprehensive area for functional training, high-quality cardio equipment and stylish saunas. If necessary, the sports centre can provide bespoke customer events, group exercise challenges and sports experiences for companies.
Well-being at work became a success factor
According to Tani, the aim of the active service development is to respond to companies’ new kinds of well-being needs at work. A workplace alone is no longer enough to inspire staff and attract people to the office. Well-being and ancillary services also play an increasingly important role in recruiting top talent and creating an employer brand.
‘The years of telecommuting have highlighted the importance of employee engagement and motivation in the success of companies. We want to support the coping and well-being of our employees with renewed facilities and services that combine everyday life and leisure, and to create a work culture that encourages interaction and innovation,’ says Tani.
According to Tani, companies are paying more and more attention to location when looking for premises.
‘Companies looking for premises value versatile local services and sustainable forms of mobility, such as well-functioning public transport connections and good opportunities for commuting. In practice, more and more companies are looking for offices in new or renovated premises in the city centre or growth centres.’
Sustainability also increases prosperity
Sponda’s Fabian 21 has undergone many other changes in addition to service development. All the premises have been renovated, the technical equipment of the building has been modernised and high-quality social facilities and bicycle storage, charging and repair points have been constructed in the building. The Wall Street meeting place and entrances have been renovated with new stylish looks and design furniture.
‘Sustainability has also been improved. The property uses wind power and has its own solar power plant planned. The building has a BREEAM In-Use Excellent certificate and is designed to achieve carbon neutrality in terms of energy consumption in 2024,’ says Tani.
According to Tani, the premises at the building are well suited for hybrid work, and the floors can be modified into offices of about 200–3,000 square metres. The floors can be combined as required into separate work rooms, open spaces or entities that support different working methods.
